Design: 2024

Location: Agios Nikolaos, Crete, Greece

Area: 647,47m²

Status: In progress

We focused on completing an existing building in a prime location along the coastal road overlooking the port of Agios Nikolaos. This study incorporates modifications to the internal layout alongside the challenging addition of balconies. The ground floor houses two commercial spaces, each with mezzanine levels and underground storage rooms, as well as the main entrance to the residential units. On the upper levels, there are three two-bedroom apartments and two one-bedroom apartments.
The project addresses the challenge of structural reinforcement through advanced corrosion control methods for the building’s framework. These include the installation of anodes and the use of vapor phase inhibitors. Additional interventions include reinforcement welding, the restoration of concrete sections, the installation of FRP (Fiber Reinforced Polymer) sheets, and pressure grouting to manage cracking. These methods will ensure the building’s structural integrity, durability, and longevity.
The addition of balconies isn’t just about enhancing the views; it’s about connecting the building to the city’s coastal landscape, creating spaces that are both functional and visually harmonious with their surroundings.
